Our Water Damage Restoration Process

Water damage restoration is not a one-step fix. It takes a precise sequence, the right equipment, and ongoing monitoring to make sure moisture is fully addressed and nothing gets missed.

After decades of hands-on water damage work across Utah, we know what has to happen, in what order, and what shortcuts lead to bigger problems later. Here’s how we approach the job and get it done right.

1. Inspection and Moisture Mapping

Every job starts with a thorough assessment. We use thermal imaging cameras and calibrated moisture meters to map the full extent of the damage – hidden or otherwise. This critical step tells us exactly what we’re dealing with and drives every decision that follows.

2. Source Identification and Containment

Before we can restore anything, we have to stop the problem at its source. We identify the origin of the water intrusion (failed pipe, appliance connection, roof leak, etc.,) and solve the problem before moving forward, ensuring that the same issue doesn’t resurface weeks later.

3. Water Extraction

Any standing or pooled water is removed first using commercial-grade extraction equipment. For saturated carpet, flooring, and other absorbent materials, we use industrial extractors that remove far more moisture than any consumer-grade equipment can.

4. Controlled Drying and Dehumidification

We place high-capacity air movers and commercial dehumidifiers strategically throughout affected areas and monitor drying progress using professional moisture readings. This isn’t guesswork. This is documented, measurable standards.

5. Material Assessment and Selective Demolition

Not everything can be dried in place. Some materials (like heavily saturated drywall, compromised insulation, and swollen cabinetry) retain moisture in ways that prevent proper drying and create ongoing mold risk. We assess and remove what needs to come out with careful precision to preserve your home.

6. Cleaning, Sanitizing, and Odor Control

Once materials are dry, we clean and treat all affected surfaces with antimicrobial solutions and odor-control treatments. Any debris or unsalvageable materials are removed and disposed of properly.

7. Mold Testing and Remediation

If mold is present, or if conditions exist for mold to grow, we address it directly. We use established containment protocols, appropriate remediation methods, and targeted treatments to eliminate mold and prevent recurrence.

8. Restoration and Rebuild

Once the structure is dry, clean, and cleared, we restore. Depending on what was affected, that may include drywall, insulation, flooring, cabinetry, trim, paint, and structural components. Our goal is to return your property to pre-damage condition, and in some cases, leave it better than it was.

Do You Have Water Damage? Signs You Shouldn’t Ignore

Water damage doesn’t always look like water damage. These are the signs we see most often, and the ones homeowners most commonly dismiss until the situation gets worse.

Your water bill has gone up without explanation

Once you’ve ruled out seasonal irrigation or other obvious usage changes, an unexplained spike in your water bill is one of the earliest indicators of a hidden leak. Low water pressure can be another.

You’re seeing stains on ceilings, walls, or baseboards

Discoloration is almost never cosmetic. Water stains mean moisture reached that surface from somewhere, and what’s behind it is usually worse than what you can see.

There’s a musty smell you can’t locate or eliminate

Musty odors are an early sign of mold growth. By the time you can smell it, mold is typically well-established somewhere in your walls, floor, or ceiling, even if you can’t see it yet.

Paint or wallpaper is peeling, bubbling, or separating

Moisture behind wall surfaces breaks the bond between finish materials and drywall. If this is happening, there’s likely moisture behind it.

Floors feel soft, spongy, or uneven underfoot

Subfloors and hardwood absorb moisture over time. Soft spots, warping, or buckling are signs of moisture that’s been present long enough to do structural damage.

The same damp spot keeps coming back

If you’ve wiped up a wet area more than once, there’s a persistent source behind it. Cleaning the surface doesn’t solve the problem. It just delays the damage.

You hear irregular plumbing sounds

Hissing, rattling, or running water sounds when no fixtures are in use can point to a developing leak somewhere in your system.

If any of these sound familiar, call us. Waiting and wondering is going to cost you a lot more in long-term damages than one of our free water damage inspections.

Where Water Damage Starts in Utah Homes

Most water damage has a familiar source, even if the mess itself feels sudden. We’ve seen it all across Utah homes, from burst pipes to leaking roofs to appliances that fail without warning. Here are some of the most common causes.

  • Plumbing leaks and pipe failures

Supply lines, drain pipes, and fittings degrade over time. Utah’s freeze-thaw cycles put extra stress on pipes, particularly in crawl spaces, exterior walls, and unheated utility areas. A small crack in a supply line can discharge significant water before anyone notices.

  • Appliance failures

Dishwashers, washing machines, refrigerators with ice makers, and water heaters are among the most common sources of water damage we respond to. Hoses wear out, connections loosen, and internal parts fail over time. Because these leaks start behind or underneath the appliance, they often go unnoticed until water damage starts spreading.

  • HVAC systems

Air handlers, condensate drain lines, and humidifier connections can all produce water damage when they malfunction or aren’t maintained. HVAC-related leaks often affect ceilings, walls adjacent to mechanical rooms, and finished basements.

  • Roof leaks and flashing failures

A compromised roof doesn’t always produce a dramatic ceiling collapse. More often, it allows small amounts of water to enter repeatedly, saturating attic insulation, staining drywall, and traveling down interior wall cavities over months or years before it’s detected.

  • Foundation seepage and basement moisture

Utah’s soil composition and seasonal water table changes can force moisture through foundation walls and floor slabs. Chronic basement dampness leads to mold growth, efflorescence, and structural degradation if left unaddressed.

  • Leaks under sinks and in bathrooms

Slow drips beneath kitchen and bathroom sinks are among the most commonly overlooked sources of water damage. Cabinet bases absorb moisture quietly, and by the time the damage is visible the subfloor underneath is often significantly compromised.

  • Sprinkler line failures

Cracked or misdirected irrigation lines can introduce water directly into the soil against a foundation, and from there, into a basement or crawl space. This is a more common cause of water intrusion in Utah than most homeowners realize.

Finding the source is only the first step. Water spreads farther than most people realize, and if hidden moisture is missed, the damage keeps going. It can soak into walls, flooring, and structural materials long after the obvious water is gone. We use professional-grade moisture detection and thermal imaging to find what others miss, verify what needs to be addressed, and make sure the job is done right, not halfway.

When Water Damage Has Been Present for a While

Not every call we receive is fresh damage. A significant portion of our water damage cleanup involves situations that have been developing for weeks, months, or longer, often without the homeowner’s knowledge.

If moisture has been present in your home for an extended period, the restoration process looks different than it does for a recent leak. Materials that might otherwise be salvageable may need to come out. Mold is more likely to be present and more likely to have spread. Structural components may need evaluation before drying can begin.

This doesn’t mean the situation is hopeless. Far from it. It means it needs to be assessed honestly and handled completely. Drying the surface isn’t enough. We use thermal imaging to map moisture through walls and floors, identify affected structural components, and develop a remediation plan that addresses the full extent of the damage, not just what’s visible.

If you suspect you’ve had water damage going on for a while, the most important thing you can do is call us before doing anything else. We’ll tell you exactly what you’re dealing with.

Water Damage, Mold, and Your Home’s Air Quality

One of the most important reasons to take water damage seriously – beyond the structural concerns – is what moisture does to the air in your home.

Mold can begin developing within 24 to 48 hours of water exposure, according to EPA guidance. In cases of chronic or long-term moisture intrusion, mold colonies can become extensive and deeply embedded in building materials before they’re ever detected. Exposure to indoor mold is associated with respiratory irritation, worsened asthma and allergy symptoms, fatigue, and other health effects, particularly in children, the elderly, and anyone with a compromised immune system.

Thorough, professional drying doesn’t just protect your property. It protects the people in it.

FAQ’s About Water Damage Restoration

How do I know if I have hidden water damage?

The most common signs include unexplained increases in your water bill, musty odors, recurring damp spots, soft or warped flooring, peeling paint or wallpaper, and water stains on ceilings or walls. If something feels off, a smell you can’t find, a floor that’s been slightly soft for a while, trust your instincts and call for an inspection.

What's the difference between water damage and flood damage?

Flood damage typically refers to water damage caused by an external flooding event, such as storm surge, overflowing waterways, or heavy runoff that enters the home from outside. Water damage is a broader category that includes internal sources: pipe leaks, appliance failures, roof intrusion, HVAC malfunctions, and foundation seepage. The distinction often matters for insurance coverage purposes, which is why accurate documentation is important.

Can water damage be repaired without tearing out walls?

Sometimes, yes. If moisture levels aren’t too high and materials are still structurally sound, we can dry walls in place using air movers and specialized drying equipment. However, if drywall is heavily saturated, if mold is present behind the surface, or if insulation has been compromised, removal is necessary. We make that call based on actual moisture readings, not assumptions.

What happens to hardwood floors after water damage?

Hardwood floors can sometimes be dried and restored if the moisture exposure wasn’t severe or prolonged. Cupping and minor warping may resolve as the wood dries. Severe buckling, significant swelling, or damage accompanied by mold typically requires replacement. We assess each situation individually and give you an honest answer.

How long does water damage restoration take?

The structural drying phase generally takes three to five days, though this varies based on the extent of damage, materials involved, and environmental conditions. Restoration and repair work following the drying phase depends on what was affected. We provide a clear timeline after the initial assessment, not a generic estimate.

Does homeowner's insurance cover water damage?

Most standard homeowner’s policies cover sudden and accidental water damage from internal sources, such as a burst pipe or appliance failure. Gradual damage from a slow leak that went unreported, and damage from external flooding, are typically handled differently. We assist with documentation and work directly with your insurer to maximize your coverage. If you have questions about what your policy covers, we’re happy to help you work through it.

What does water damage restoration cost?

Cost varies based on the size of the affected area, the source and category of water, how long the damage has been present, and what materials need to be dried, treated, or replaced. We provide a transparent cost estimate before any work begins, and we’ll walk you through exactly what we’re recommending and why. Financing options are available, including 6 months same as cash when available.

How do I prevent water damage from recurring?

After restoration is complete, we can discuss options for ongoing protection, including leak detection systems, moisture monitoring, and recommendations for maintenance that addresses the most common failure points in your home. Prevention is always less expensive than remediation.
