The water heater lets go on a Saturday. You come home from a weekend in Moab to an inch of water across the basement you finished two summers ago. Or you smell smoke in a kitchen that has been cold for six hours and realize the smell is coming from inside the cabinets.

Whatever the loss, the first day and a half is where it gets decided. Not the rebuild. Not the paint color. The first 48 hours determine how much of your flooring, drywall, and framing survives, whether you end up with a mold problem stacked on top of a water problem, and whether your insurance company treats the claim as a covered sudden loss or as damage you allowed to happen.

Here is what a restoration crew is actually doing during that window, why the DIY version usually costs more, and where the honest limits are.

Water damage is a clock, not an event

The most common misunderstanding on residential water losses is that clean water stays clean.

It does not. The IICRC S500 standard, the governing document for water damage restoration in the U.S., sorts water into three categories. Category 1 comes from a sanitary source: a supply line, a water heater, a broken toilet tank. Category 2 carries enough contamination to make you sick. Category 3 is grossly contaminated, which includes sewage and most ground water.

You will see plenty of blog posts, including earlier versions of this one, claim that Category 1 automatically becomes Category 2 at 48 hours and Category 3 at 72. That is not what the standard says, and the distinction matters, because the imprecise version leads people to the wrong conclusion.

What the standard says is that a category can deteriorate based on time, temperature, and what the water contacts. Clean water sitting in a 78-degree crawlspace on old subfloor goes bad quickly. The same water on tile in a cool basement, extracted in three hours, stays Category 1. Conditions determine the category, not a stopwatch.

The practical takeaway lands in the same place: the longer water sits against organic building materials, the worse and more expensive the job gets. The EPA’s guidance is blunt about the biology. If wet materials are dried within 24 to 48 hours, mold usually will not grow. Past that, you are no longer doing water mitigation. You are doing mold remediation, and that is a different scope, a different price, and a different conversation with your insurer.

What a shop vac cannot do

A homeowner with a wet vac and four box fans can pull standing water off the floor. That is genuinely useful and worth doing before help arrives.

What that setup cannot do is pull water back out of materials. Water wicks. It climbs drywall by capillary action, typically 12 to 24 inches above the waterline, and it soaks into carpet pad, subfloor seams, sill plates, and the insulation inside wall cavities. The surface reads dry to the hand. A moisture meter reads 40% behind the baseboard.

That part takes equipment: extraction that pulls water out of carpet and pad under pressure, low grain refrigerant dehumidifiers that hold vapor pressure low enough to draw moisture back out of wood and gypsum, and air movers placed to carry that moisture into the air where the dehu can take it. A crew will also drill weep holes at the base of the drywall or pull the baseboard and inject air behind it, which is how you save a wall instead of cutting two feet off the bottom of it.

Thermal imaging and moisture mapping are the other half of the work. On a two-story loss from an upstairs bathroom, the visible damage is a ceiling stain. The actual wet zone is often three joist bays wide and running down an interior wall into the basement. Finding that on day one is the difference between a five-day dry and a July phone call about a smell in the family room.

The insurance side, without the sales pitch

This is where most homeowners lose money, and it is rarely because the carrier is acting in bad faith. It is because the documentation does not exist.

Most standard homeowners policies cover water damage that is sudden and accidental. They generally exclude long-term seepage, and they usually cover mold only when it results from a covered peril. Nearly every policy also puts a duty on you to take reasonable steps to protect the property from further damage after a loss. Leave three inches of water in a basement for a week while you collect quotes and the insurer has a real argument that the resulting mold is yours, not theirs.

What a restoration company contributes to the claim is a paper trail an adjuster can act on. Under S500, a crew documents initial moisture readings, ambient conditions, equipment placement, and daily drying logs for every affected material until it reaches dry standard. That record answers the only two questions an adjuster actually has: was this work necessary, and did it work.

A few things worth saying plainly that most restoration marketing leaves out:

Not every loss should be a claim. If your deductible is $2,500 and the mitigation runs $1,900, filing costs you money and puts a water loss on the property’s CLUE report, where the next carrier will see it. A contractor who never raises this is not looking out for you. Ask for the mitigation estimate before you call your carrier, if the situation allows the delay.

You will still have a deductible. Any company promising zero out-of-pocket on a covered claim is either absorbing your deductible, which is fraud in most states, or being loose with language. Covered means covered after the deductible.

You choose the contractor. Insurers keep preferred vendor programs and will often recommend one. A recommendation is not a requirement. The Utah Insurance Department and the Insurance Information Institute both lay out the claims process from the consumer’s side, and both are worth ten minutes before you sign anything.

Read what you sign on day one. Some companies hand you a work authorization, a direction to pay, and an assignment of benefits in the same stack. Those are three different documents with three different consequences. Ask which is which.

Mold: the real threshold, and what bleach does not do

The EPA’s rule of thumb is that a homeowner can generally handle mold on a hard surface covering less than about 10 square feet, roughly a three-by-three patch. Larger than that, or anywhere it followed significant water damage, and you want containment and professional handling. The CDC’s cleanup guide covers the homeowner-scale version well.

Two corrections to advice you have probably heard.

First, spraying bleach on a moldy wall mostly makes the wall look better. Bleach is largely water, and on porous materials like drywall and framing that water carries into the substrate while the chlorine stays at the surface. The EPA does not recommend biocides as a routine part of mold cleanup at all.

Second, and more important: killing mold is not the objective. Removing it is. Dead spores still trigger allergic responses. If a contractor’s mold plan is fogging a chemical and moving on, that is not remediation.

Actual remediation is unglamorous physical work. Seal the area in 6-mil poly. Put the containment under negative pressure with a HEPA-filtered air scrubber so spores do not migrate into clean parts of the house. Remove the contaminated porous material. HEPA vacuum and damp wipe what stays. Then fix the moisture source, which is the whole ballgame. Remediate a wall without correcting the leaking hose bib behind it and you will be back in that wall next year.

One Utah-specific note. If the house predates roughly 1980 and the work involves cutting into popcorn ceilings, textured walls, old floor tile, or duct wrap, that material should be tested before anyone disturbs it. A lot of Salt Lake and Ogden housing stock falls in that window, and a demo crew that skips the test can turn a water loss into an asbestos release.

Fire, smoke, and the odor problem

Fire damage keeps working after the fire is out. Smoke residue is acidic. On a typical structure fire it will etch glass and start pitting chrome and aluminum within days, yellow uncoated countertops, and permanently discolor vinyl and some plastics. Soot from synthetics behaves differently than soot from wood and calls for different cleaning chemistry. This is why the first pass matters so much. Wiping a soot-covered wall with a wet sponge drives the residue into the paint and turns a cleanable surface into a repaint.

Odor is what homeowners judge the job on six months later, and it attracts the most nonsense. Smoke particles are small enough to lodge in the pores of framing, drywall, and upholstery, so surface cleaning alone does not finish it. Effective odor work runs in sequence: remove the source material, clean every affected surface, treat the remaining volatile compounds, then seal whatever cannot be cleaned with a shellac-based primer.

On that treatment step, be a skeptical customer. Ozone works, but it is a lung irritant, and the EPA is direct: at concentrations that do not exceed public health standards, ozone is not effective at removing odors, and concentrations high enough to work are not safe to breathe. In practice, that means the structure has to be unoccupied, sealed, and aired out afterward. It also means anyone selling you an ozone machine to run in an occupied bedroom is selling you something they should not. Hydroxyl generators are slower but can run in occupied space, which is usually the better option on a partial loss where the family is still living upstairs.

Why one company for cleanup and rebuild matters more than it sounds

The gap that eats months is the handoff. A mitigation-only company dries the structure, pulls its equipment, and leaves you a house with the drywall cut out. Then you are the general contractor: sourcing a plumber, a drywaller, a flooring installer, and a painter, sequencing them, and arguing with the adjuster about a supplement when your discontinued flooring turns out to be discontinued.

Every handoff is a scheduling gap and a place for scope to fall through the cracks. A company that mitigates and rebuilds owns the entire scope, which means one estimate, one schedule, and one phone number when something is wrong.

  1. Shut the water off at the main if it is a supply-side failure, and kill power to the affected area at the breaker if water is anywhere near outlets or the panel.
  2. Photograph and video everything before you move any of it. Wide shots, then close-ups, then the source of the loss.
  3. Get furniture up on blocks or foil, or out of the room entirely. Wood stain bleeds into carpet within hours and does not come out.
  4. Pull up what is easy: area rugs, boxes, anything cardboard sitting on a wet floor.
  5. Do not run the HVAC if the loss is near return ducting, and do not open windows unless the outside air is drier than the air inside, which in a Utah July it usually is, and in a wet April it usually is not.
